Buying Property in Jaipur: Title Checks, RERA and Registration Steps
By ATTPL Legal Editorial Team · · 2 min read
A practical due-diligence list for buyers in Jaipur and Rajasthan covering title search, approvals, RERA and registration.
Never skip due diligence
Property is the biggest purchase for many families. A professional title review costs a small fraction of the price and can prevent expensive disputes.
Checklist
- Verify the chain of title for at least the last 30 years where available.
- Check encumbrance, mutation and revenue records.
- Confirm land use, layout approval and building plan sanction.
- For under-construction projects, verify RERA registration and the promoter's disclosures on the Rajasthan RERA website.
- Check for pending litigation, loans or attachments.
- Confirm the seller's identity and authority, especially in power-of-attorney sales.
Registration
The sale deed must be properly stamped and registered at the sub-registrar office. Keep receipts and obtain a registered copy and mutation in the buyer's name afterwards.
For NRIs and international buyers
Documents may need attestation, and powers of attorney should be drafted carefully. Remote purchases need extra caution on verification and payment channels.
Reading the documents that matter
A sale deed shows how the seller became the owner, but earlier deeds, partition records, succession certificates and court orders may also matter. Check that signatories had authority, that stamp duty was paid and that the property description matches the revenue records and the site. In agricultural land cases, confirm conversion rules and permissions for the intended use.
Visit the property at different times of the day and speak to neighbours; documents do not tell you about disputes on the ground.
Payment and agreement safeguards
Use an agreement to sell that lists the price, payment schedule, timeline for registration, conditions precedent and what happens on default. Pay through banking channels, keep receipts and avoid large cash payments. Link instalments to milestones such as clear title confirmation and obtaining no-dues certificates for utilities and society charges.
After registration
Apply for mutation in revenue records, transfer electricity and water connections, update the property tax records and store certified copies of every document in more than one place. For purchases in a project, confirm the possession date, the carpet area and the maintenance arrangements in writing.

Frequently asked questions
Is RERA registration mandatory for every project?
RERA applies to qualifying projects based on size and status. Check the project page on the state RERA website.
What is mutation?
It updates the revenue records with the new owner's name after transfer; it is separate from registration.
